ACC Request Process

Homeowners desiring to make certain changes to the exterior of their home and/or lot are required to obtain approval from the Architectural Control Committee (ACC) of the HOA Board of Directors. Submission of an ACC form and additional supporting documents by the property owner are part of this process. Please reference the two lists below for more information.

Common Modifications Requiring ACC Approval:

Sheds/Outbuildings - must be of the framed wooden type (such as TuffShed and similar), with paint and shingled roof to match the colors of the house. Dimensions allowed are a maximum of an 8 X 10 footprint and 8 feet in height.

Stone and brick work, such as the installation of borders for flowerbeds, tree rings, and along front sidewalks.

Major landscaping changes, including flowerbed size and structure and planting of additional trees (including replacing existing or dead trees with different types than the original).

Solar panel design, layout and equipment must be approved by the ACC.

Installation of swimming pools (in-ground only are allowed) including in-ground hot tubs.

Gazebos, patio covers, pergolas and outdoor kitchens/permanent grilles. Temporary structures such as those made of plastic or aluminum will not be approved by the ACC.

Concrete work, such as patio, sidewalk, and driveway extensions.

Modifications to fences, such as increased height, extensions, stain color, and any changes to placement locations (including moving front fence lines forward). NOTE - exact replacement of existing fence with no changes to the above do not require ACC approval.

Repainting your home in any colors other than the original colors and shades. Color and style of roof shingles must be approved if they differ from the original.

Changing outside doors, including front doors and/or adding a glass or screen door.

Installation of rain gutters and drains, including French drains for yards.

The above is for reference only and is not to be considered a complete list. Please keep in mind that failure to obtain ACC approval can result in substantial fines as per the HOA Covenants, Conditions and Restrictions.

Documents Required for ACC Requests:

Request For Architectural Committee Approval (aka ACC Request Form or ACC Form). Available on this website under “Architectural Documents”. This form is required for all ACC requests.

A Copy of Your Survey Plat such as you received at your closing is required for most improvements. On the copy, indicate where the improvements are to be located, such as placement of shed, patio extensions, garden borders/tree rings, etc. Remember to include dimensions where applicable.

Blueprint or CAD Documents are usually supplied by companies that install in-ground pools, irrigation systems and roof solar panels.

Elevation Drawings and/or Blueprints are helpful when applying for installation of patio covers, pergolas, sheds, gazebos, and other constructed modifications/additions. Ask your contractor to supply these.

Brochures or Other Advertising Materials can be supplied to illustrate what type of commercially available shed, pergola, door or other structure you wish to install. Weblinks to the product(s) can also serve this purpose. Temporary (plastic or aluminum) structures will not be approved.

Paint and Shingle Samples are required when changing the shade or style to anything other than the original. Sample cards are available from most paint and shingle dealers. Weblinks to sample pics of the exact product(s) to be used are also acceptable.
